In the first part of this article we’re going to attempt to break-down the Shani family and provide a list of corporations and related properties they own in order to provide the foundation for readers to grip before we list their close relationship with the Bhagia’s, et al.
Then we’ll see where these Real Scumbags work, and sleep by checkin’ our their expensive Cribs.
After that we’ll select one of the many apartment fires that seems to happen rather frequently with these businesses and their properties.
And then we’ll check out a murder and near fatal injury for another shot individual, after RS Developments, owner of the strip at Hillcroft, leased out space to a ‘lounge’ that had no proper security, alcohol permit and other necessary licensing to operate in Texas.
And that will lead to detailin’ all the lawsuits, past, present and active as to why we’ve labeled them Slum Lords and Real Scumbags.

Looking at the list of shared addresses and phone numbers, that is how they want to play the system, by using the family naming convention to their advantage and treat their real names with assumed names, as you sometimes see a corporation apply.
So, father, son, mother, daughter-in-law, they are all one big conspiracy – doin’ what Real Scumbags do.

Dr. Raj Shani specializes in sports medicine with a focus on shoulder, knee, and ankle surgery as well as general orthopedics. He treats patients from 6 years of age and older.
Dr. Shani is an Assistant Professor in the Department of Orthopedic Surgery at The University of Texas Medical School at Houston.
He also practices orthopedic sports medicine at the Memorial Hermann Ironman Sports Medicine Institute. His experience as an orthopedic surgeon ranges from high school sports injuries all the way to collegiate and professional athletes.
A native Houstonian, Dr. Raj Shani received his medical degree from Baylor College of Medicine in Houston where he was nominated for the Alpha Omega Alpha Honor Medical Society. He then completed his orthopedic residency at The University of Texas Medical Branch at Galveston.
This was followed by his sports medicine fellowship, focusing on surgery of the knee, shoulder and ankle, at Emory University School of Medicine in Atlanta, Georgia.

I am an integrative medicine researcher with extensive training in mind-body exercise interventions, objective and subjective measures of symptom outcomes, and health disparities, all within a bio-behavioral approach to cancer survivorship.
My research trajectory is centered on the development and implementation of mind-body interventions and symptom outcome assessment.
I was awarded the first Integrative Therapies Post Doctoral Fellowship at the Dana-Farber Cancer Institute’s Phyllis F. Cantor Center for Research in Nursing and Patient Care Services.
I am interested in designing internet-based interventions for cancer survivors and their caregivers.
For instance, in my National Institutes of Health R34 funded work, I designed and pilot-tested a Qigong e-intervention for caregivers of cancer survivors.
Under this award, I am currently conducting a randomized controlled trial to establish the feasibility of this e-intervention using a multi-method assessment strategy including subjective, physical and cognitive outcomes. I now seek to expand this program of research to minority populations with limited access to supportive care strategies.
My commitment to translating my research to educate my peers is reflected by my work with the Belize Cancer Society through the education of nurses on cancer survivorship care and clinically through the implementation of a survivorship program for the underserved population of Belize.

In 2017, The Chronicle Headlines with “Fire damage triggers loan trouble at north Houston apartments”
The question here is when reviewing the legal dispute over non-payment of repairing the fire damaged apartments in Progressive Fire and Flood Inc., v. J&R Multifamily Group Ltd, an entity which owns the apartments.
The Progressive original complaint in that case appeared to have been given incorrect insurance valuations, as they were estimating a loss payment of around $1.2M by the insurer.
However, the Chron’s article is valuing the apartments at 10x that sum. So whether Progressive was intentionally misled about the insurance payout by J&R appears a distinct possibility in order to secure the work for less than $1M.
Upon further reading and investigation by LIT, one Director by the name of Jay [Prakash] Shani (46) is a Houston realtor and Texas Attorney who resides in a $2.7M Piney Point mansion.

March 4, 2013 file photo: A wind-driven, three-alarm fire broke out about 10:30 a.m. Monday, damaging 60 units at The Worthington at the Beltway in the 1300 block of Greens Parkway near Fall Lake, according to the Houston Fire Department. Crews had the blaze under control by noon.
A $6.7 million loan on the Worthington on the Beltway apartments has been sent to special servicing, according to a report by market research firm Trepp.
The action signals the loan, which is backed by a 382-unit complex at 1350 Greens Parkway in north Houston, is in default or is going into default.
All 40 units in building 1 at Worthington became inaccessible after a fire in 2013, according to Trepp.
The borrower has been working to restore the units, which are in below average condition, according to Trepp’s notes.
No significant capital expenditures were reported for 2016 or 2017, according to the report.
The “servicer has visited the property and is in the process of determining the best course of action,”
according to Trepp’s notes.
The property, which appraised for $10.3 million in 2012, makes up 0.49 percent of the UBSBB 2012-C4 commercial mortgaged-backed security.
After the Fire, Allegedly the Shani’s were Paid An Upfront Sum of Cash from the Insurers in Full Settlement of their Claim, Which Should have Allowed for Quick Restoration Works
Based on the numerous lawsuits below, that would not be the case, the Real Scumbags would hire vendors, buy from vendors and then delay or not pay for the services provided, relyin’ on the family legal knowledge of the court system to avoid or delay any payment to these conned vendors.
There’s also the confirmation it was a DIY job fixing the apartments ‘on the cheap’ when Kevin Chavez injured himself and then filed suit in Harris County. So far, Jay Shani has avoided service due to incompetency by Daspit Law.
Then there’s a recurring theme with all slum lords, avoiding paying for HOA fees and property taxes or delaying payment for decades. This complex suffers from the same treatment by the Shani’s.

And finally, we touch on the Hillcroft strip mall, where Texas lawyer Jay Shani leased out space to an unlicensed lounge that operated between 2am and 6am.
Sadly, murder and other near fatalities would follow.
The Murder was in 2015.
The lawsuits in 2017, and in 2018 a 3 year permanent injunction was agreed in order to plead down any criminal case.
A separate wrongful death and injury lawsuit was also filed in 2017 but would fizz out, no doubt with the experience of Texas lawyer Jay Shani and the familiarity with the Harris County Courthouses.
Despite all this, Avani Lounge would still continue it’s unlawful practices by substituting bottles of alcohol with other liquid contents, known as ‘refilling’.
