Larry Preston Born in 1947 (Grandfather): was the borrower/owner in the 5709 Langley property.
Larry Curtis Preston Born in 1965 (Father): was the borrower/owner of the Humble property (died 2022).
Larry C Preston III Born in 1989 (Son).
Note: Jacob Preston Born in 1991 (Son).

The fraud by deceased Larry Preston’s son(s) impacted recent reviews on LIT.
Larry C Preston Jr (born 1965) died Oct 20, 2022.
He had two sons, one of who was given his father’s name, Larry C Preston, the only difference being the salutation, which for the son is III, e.g. Larry C Preston, III.
We noted in 2023 that the sons Larry Preston III and Jacob Preston transferred his property for a mere $10 according to a General Warranty Deed dated May 8, 2023, assigning it to Gold Coast Equity, LLC.
This was for their father’s homestead at 9103 Blue Cedar Ln, Humble, Texas, 77338 (Larry Preston (1965), deceased).
In 2021, father Larry completed a loan modification with his lender – Wells Fargo – for the Humble property, consolidating mortgage arrears.
As stated, after his death in 2022, the son(s) Larry and Jacob Preston appear to have sole the home to Gold Coast in 2023. There is no record of Wells Fargo’s mortgage on this property being repaid at that time.
The recipient, a HAR realtor named Scott McClellan, has a history marked by sanctions.
Notably, Gold Coast does not have a realtor license – which is in the name of Networth Realty of Houston, LLC – and the main reason he was sanctioned.
It appears the home was remodeled and sold to KINJO KAZUYA around September of 2023.

Per HCRPR
Gold Coast flipped it to Open House, the Japanese Investment House in Dallas and the home ownership made its way back to investors in Japan.
