The fraud by Larry Preston’s son(s) impacted recent reviews on LIT.
As a result, we’re updating our findings to reflect a more accurate reflection of the legal malfeasance and fraud related to the 5709 Langley property, which has been addressed in separate articles on LIT, as discussed herein.
Larry C Preston Jr died Oct 20, 2022.
He had two sons, one of who was given his father’s name, Larry C Preston, the only difference being the salutation, which for the son is III, e.g. Larry C Preston, III.
We noted in 2023 that Larry Preston, now residing in Arizona, transferred his property for a mere $10 according to a General Warranty Deed dated May 8, 2023, assigning it to Gold Coast Equity, LLC.
However, this was not for the 5709 Langley property, but for a homestead at 9103 Blue Cedar Ln, Humble, Texas, 77338.
Apparently, the father Larry C Preston, Jr had purchased the home in 1998, perhaps in anticipation of a growing family, including his son Larry, who was born in 1989.
In 2021, father Larry completed a loan modification with his lender – Wells Fargo – for the Humble property, consolidating mortgage arrears.
After his death 2022, the son(s) Larry and Jacob Preston appear to have sole the home to Gold Coast in 2023.
The recipient, a HAR realtor named Scott McClellan, has a history marked by sanctions.
Notably, Gold Coast does not have a realtor license – which is in the name of Networth Realty of Houston, LLC – and the main reason he was sanctioned.
It appears the home was remodeled and sold to KINJO KAZUYA around September of 2023.

FORGED SIGNATURE ON DELAROGUE’s DECLARATION
We’re no handwriting experts but it is patently clear the signature on Erick Delarue’s court filing to stop foreclosure (TRO Granted by court) was FRAUD ON THE COURT as Larry Preston didn’t sign this declaration.
