The Chane of real property recordings stops short at when the Bennett’s purchased from The Estate of Buster Dick, et al.

LIT COMMENTARY

Chane Investment Holdings, LP and Chane Investment Management, LLC were formed in August 2006 by Judge Alfred H Bennett and his lawyer spouse, O Tanyel Harrison-Bennett.

The registered address of 1801 Southmore Blvd in Houston was the former Law Offices of Alfred H. Bennett. The Bennetts’ would sell that to fellow judges and lawyers, the Carters’ via Carter Partners, LP.

On September 18, 2014, President Barack Obama nominated Bennett to serve as a United States district judge of the United States District Court for the Southern District of Texas, to the seat vacated by Judge Kenneth M. Hoyt, who assumed senior status on March 2, 2013. Here’s the relevant part of his online bio per the federal court website at Rusk St., Houston;

2006

It would appear from LIT’s research that Chane was specifically organized in 2006 to become a broker buyer/seller of 1309 Blair St., a multi-tenant apartment building for the sum of $630,000 to Love Flats, LLC.

This would be financed and subsequently sold around 11 years after acquiring it from the Dick’s (we assume).

2017

First, from Chane and the Bennett’s to Love Park Flats, LLC on May 19, 2017, the recorded General Warranty Deed with Vendor’s Lien.

On Oct. 17, 2017 there’s confirmation via the UCC Financing Statement between Love Park Flats, LLC and Texan Bank for the sum of $630,000.

2018

Chane Investment Holdings, LP and Chane Investment Management, LLC voluntarily dissolved, Aug. 3, 2018.

2021

The last transaction would be a recorded Warranty Deed with Vendors Lien from Blair Street Apartments, LLC to Blair Street OPCO, LLC signed on Nov. 15 and recorded on Nov. 17, 2021 for the sum of $1.45 million dollars.

But Where’s the Sales Transaction between The Dicks and The Bennetts, DBA Chane as shown on HCAD on Aug. 30, 2006, nine days after the formation of Chane Investment Holdings, LP and Chane Management Holdings, LLC on Aug. 21, 2006?

There’s notably one missing transaction LIT cannot locate on the real property records at HCDC.

That’d be the all important sale of Blair Apartments to Chane by the Dicks, the last recorded entry was DICK ELLSWORTH B & GENE E on Dec. 23, 2005.

E. B. Dick died on Jan. 9, 2006.

Chane became owner on Aug. 30, 2006.

The next transaction we see is the assignment of the rent income by Chane to the Bank as security for the $399k note (Aug. 30, 2006).

ELLSWORTH DICK OBITUARY

ELLSWORTH B. “BUSTER” DICK quietly slipped away to be with our Lord on January 9th, 2006.

Born 1918 in Hubbard, Oregon, E.B. joined the United States Marine Corps and served during World War II. Moving to Houston in 1958 with his wife, Gene Elizabeth Dick, he served in law enforcement for 25 years, including time as a Captain in the Harris County Sheriff’s Department.

He was a 32 Mason.

E.B. is survived by his wife of 56 years, their children:

Dennis and So Sim Dick (Washington, DC),

Joan Hilley (Jasper, TX),

David and Tatyana Dick,

Ronnie and Darline Dick (Houston, TX),

11 grandchildren and 7 great-grandchildren.

He joins his departed daughter Paula Kridner.

A funeral service will be held at 11:30 AM on Thursday, January 12th at Houston’s First Baptist Church located at 7401 Katy Fwy, 77024. He will be laid to rest at the Houston National Cemetery located at 10410 Veterans Memorial Drive, 77038.

David Dick is in real estate development and speaks Russian.
