LIT’s waited for the dust to settle and allow time for propagation after our article was published.
First, we went to Harris County Real Property Records to see if the Auctioneers (Trustee’s) Deed had been recorded, which would show the buyer, amount and related information. NADA. Nothing.
Second, we went to Auction.com and note the auction sale was canceled.
Third, we returned to the bankruptcy court, but there’s no new filings for Maria Mastroperros.

– Supreme Court in Mo. Dep’t of Corr. v. Finney, No. 23-203, at *3 (Feb. 20, 2024).
LIT performed a “tolling” audit and the figures, and if all bankruptcies are included (after Aug. 14, 2017) as detailed below, this non judicial foreclosure is time-barred, in law.
The seven bankruptcies between 2017 and the scheduled auction results in;
761 DAYS TOLLED
The number of days between the judgment of foreclosure signed by a Harris County District Judge on Aug. 14, 2017 and the scheduled May 7, 2024 sale is;
2459 DAYS
Subtract the tolled days;
Nets to 1698 DAYS
You are allowed 4 years to foreclose after an order of foreclosure is granted by ORDER, which equals
1460 DAYS
Clearly, this shows that this latest attempt at non judicial foreclosure by the foreclosure wolves of Texas is both illegal, and TIME-BARRED.
There’s never been an injunction, stay, bond or rule 11 agreement or similar which would prevent foreclosure of this property.
