When reviewing the supporting documentation for the Estate of Willie’s petition to stop foreclosure in Harris County District Court, you’ll come across Doug Aguilar acting as a broker between the servicer, ONITY, and the decedents of Willie’s estate—in this case, his home.
Interestingly, Doug operates under an alias, Property Services of Texas, instead of his company, Real American Real Estate LLC. While the reason for this choice remains unclear, we speculate that he may be trying to avoid scrutiny, given our past coverage of his business dealings on LIT, where we’ve raised questions about his practices and where his business has been sued. It’s possible he’s trying to avoid drawing attention from our close monitoring of Harris County District Court cases.
At LIT, we have no issue with investors purchasing homes from decedents or homeowners, as long as their intentions are fair and legitimate. On the surface, this transaction seems to meet those criteria. Although the original loan release hasn’t been recorded in the real property records yet, it appears to be accounted for in the one-year hard-money loan Doug’s Real American Real Estate LLC secured from Loan Ranger.
The home is valued at approximately $228,000, while the loan is for $194,500. It’s safe to assume that the loan covers the estate’s obligations to the lender and compensates the decedents as necessary. In short, in this case the deal seems straightforward.
