LIT’s 2024 UPDATE
As LIT’s investigative reporting confirms, the Bandit Texas Lawyer Clay “Untouchable” Vilt and Justina de Pasquale’s $10 Title Deed Fraudulent Conveyances are part of the SDTX federal judiciary’s Operation Cleanup of “Actual Fraud”, which continues into 2024.

“Because we must give the phrase “actual fraud” in § 523(a)(2)(A) the meaning it has long held, we interpret “actual fraud” to encompass fraudulent conveyance schemes, even when those schemes do not involve a false representation. We therefore reverse the judgment of the Fifth Circuit and remand the case for further proceedings consistent with this opinion.” – Supreme Court

Is this Affidavit Legitimate? - We've Asked Irish Gumbo to Comment (Oct 3, 2022). We'll Keep Y'all Posted.
We have to hold up our hands on this one and say we were duped a little bit into focusing on the new BDF attorney and missed the really important fact about this case, it’s another Foreclosure Fraud Squad lawsuit.
We focused on lawyer Matthew Graham, a new BDF Hopkins employee, one who is very inexperienced in foreclosures. But now we understand why he was assigned to this case, it was to separate rogue attorney Shelley Hopkins from bandit lawyer Clay Vilt of the Foreclosure Scam Squad.
That stated, LIT’s always been troubled with this case, something was buggin’ us and we had to take a fresh look a few months on as we work on the Foreclosure Scam Squad cases on LIT.
And there it was, right in front of us at HCAD, who we sense were a tad slow to update their records to reflect what we discovered, this is another New Millenia Properties, LLC, e.g. Sandy Forsythe and Justin De Pasquale et al, foreclosure scam.

We’re LIT and you’ve been highlighted on our website in recent months.
Today we revisited the article and reviewed the case. We have some concerns and wondered if you could comment on the following;
(i) Did you knowingly and willingly sign an affidavit on April 26, 2022 to prevent a foreclosure sale of your home?
(ii) Did you sign the affidavit before ‘a notary’ at POSTAL STATION 4U, 3403 W T C Jester Blvd, Houston TX 77018-5044?
(iii) If yes, did you sign the affidavit in front of Erika Rix (picture on LIT article)?
(iv) If yes, did you also sign it in front of the owner, Dipak Patel?
(v) Why is your signature so different from the Deed you signed on Apr. 14, 2016?
(vi) Did you retain attorney Robert C. Vilt of Vilt Law, P.C. to file the lawsuit in your name at Harris County Courts?
(vii) Did you pay him any money to represent you in the State case and after it was [re]moved to Federal Court at Rusk St, Houston, before United States District Judge David Hittner?
(viii) Are you still living at the residence at 13622 Pointed Edge Ln, Cypress, TX 77429?
(ix) Are you still responsible for the mortgage and payments or has the loan been repaid?
(x) Are you ‘renting’ back the home from Sandy Forsythe of New Millenia Properties, or related company?
(xi) Why is HCAD no longer showing you as the legal owner since Apr. 25, 2022?
Obviously, we don’t wish to alarm you. What we have uncovered in your case [for the most part] is not new and LIT has compiled a database of cases where this has happened before, but that query is still incomplete.
In summing up, we suggest, as non-lawyers, you consider the significant legal ramifications of your own case in conjunction with our article(s), and decide what position you wish to take – considering our ongoing interest in the ‘Foreclosure Scam Squad Series’ on LIT.
In our experience, remaining silent is not a good look – especially based on what we have uncovered specific to your own property.
As such, we recommend you drop a reply to explain your side of the story and to clear up any facts where we may be mistaken.

What have we here? Fifth case where Clay Vilt is filin’ the same paperwork on the same day, June 22. Without doubt, he’s had the nod from the judiciary – after some serious ex-parte conversations about what the plan of action is with regards to LIT and this rogue lawyer and law firm.
