HCAD shows Stephen Dunn as owner of 5410 Spring Oak Dr., Pasedena, TX, 77505 from 03/01/2017 until Spring Oak Trust (Vilt/Pasquale) transferred ownership by fraudulent $10 deed as recorded on 04/12/2022.
Then it’s claimed to be transferred back for $10 to Stephen Dunn on April Fool’s Day of 2023 (01/04/2023).
The Harris County District Court Case was filed Apr. 27, 2022 and non-suited on May 16, 2022, a week after LIT’s published article on the case.
Around 6 months later, Stephen Dunn qualifies for a loan mod. which is set to take effect Jan. 1, 2023. This loan consolidated the original loan of $264k. adding all arrears – bringing his new mortgage total to around $295k.
This is despite the clouded title, which names the owner as Spring Oak Trust. That deed is extinguished when the property is deeded back to Dunn purportedly on Jan 4, 2023.
However this crucial document is never timely filed. It takes until Aug. 1, 2024 for this document to make it to Harris County Real Property Records.
We find this delay to be both premeditated and alarming.
