The Internal Revenue Service (IRS) is not typically a grantor in real property records. The IRS is the United States government agency responsible for tax collection and enforcement. Its primary role is to administer and enforce the Internal Revenue Code, which governs the collection of federal taxes.
However, there are certain situations where the IRS may become involved in real property records. One such scenario is when the IRS places a federal tax lien on a property. A federal tax lien is a claim by the government against a taxpayer’s property to secure payment of a tax debt. When a tax lien is filed, it becomes a matter of public record, and the IRS may be listed as the grantor or claimant on the property records.
The IRS can also be involved in real property transactions in cases of tax-related seizures or foreclosures. For example, if a taxpayer fails to pay their federal taxes and other collection efforts have been unsuccessful, the IRS may seize and sell their property to satisfy the tax debt. In such cases, the IRS may be listed as a grantor when transferring the property to a new owner.
It’s important to note that while the IRS may appear as a grantor in specific circumstances related to tax liens or property seizures, it is not a typical role for the agency in real property transactions.

He has successfully defended claims against attorneys in negligence and breach of fiduciary duty matters, and has also successfully defended insurance agents and brokers in cases involving negligence, breach of contract, and misrepresentation with respect to the procurement of various insurance products.
He has also represented real estate agents and engineers in E&O actions.
